This is an illustrative scenario. An indoor well can create sanitary, access, legal, fire, structural, and future-sealing questions that a normal faucet test will not answer.

Keep inspection, title, financing, insurance, water-quality, and repair contingencies open. Do not remove shelves, open the cap, move fuel, operate the pump, or promise that an access hatch solves the problem. Ask the local well or health authority which rules apply to the well's construction date and present condition, then use a qualified well contractor, certified laboratory, building professional, and locally qualified closing advisor.

Before closing, verify the well's identity, construction date, legal status, permitted use, sanitary protection, service and sealing access, separation from contamination sources, water quality, yield, mechanical condition, and feasible correction. Match records to the physical well

A passing laboratory report does not prove casing integrity, compliant location, access, or sufficient yield. Have a qualified contractor assess pressure, pump cycling, tank, controls, wiring, leaks, water level, and yield using the method required for the transaction. Keep lender and health requirements distinct: a lender's limited panel may not address all household risks or the specific garage setting.

Build a correction decision before closing

Require written findings from the well authority and qualified providers before waiving contingencies.
