The house, cabin, and shop do not share one answer

Keep septic, land-use, title, financing, insurance, appraisal, rental, and building contingencies open. Do not open tanks, probe soil, run large water tests, or assume each structure has lawful treatment. Ask the local onsite-wastewater authority for a parcel-wide record search and use qualified inspectors who can trace every building sewer and treatment path.

The short answer

Inventory every wastewater source and destination before closing. Resolve unused and abandoned components

An old tank or field may remain after a replacement system, demolition, or utility connection. Ask the authority for abandonment records and requirements. A buried tank can collapse; an undocumented pipe can carry wastewater; an old field may constrain new construction or indicate prior failure. Do not fill, open, excavate, or build over suspected components without a qualified plan.

Require the seller to identify whether each old system was pumped, disconnected, removed, crushed, filled, or otherwise abandoned under the rules in effect. Match records to locations. If the status is unknown, include professional investigation and compliant closure in the transaction. Preserve a final map so future owners and contractors do not rediscover hazards by accident.

Write closing conditions for the whole property

Require a schedule listing each building, system number, permit, capacity, inspection result, repair, reserve area, access right, service contract, and authority status. Coordinate findings with the lender, insurer, appraiser, title professional, and locally qualified attorney. Confirm which structures and income uses they accept. A valuation based on a rentable cabin is unreliable if its wastewater approval is unresolved.

Closing terms should define qualified providers, permits, deadlines, final inspections, water tests when required, abandonment documentation, updated mapping, and the remedy if another system is discovered. Avoid one undifferentiated credit for multiple unknown systems. Pause when inspections cannot identify the treatment path or when lawful replacement space is missing.

Important: The closing package should account for every gallon from every legal use and every buried component that remains.
