Imagine buyers turning on every faucet in a rural home and seeing clear, strong water. They skip a specialized inspection because the lender requires only a basic bacteria sample. Months later, the pump begins cycling rapidly and an arsenic test recommended locally comes back elevated. A useful well contingency treats appearance, equipment performance, well construction, and laboratory quality as separate questions.
Separate three different questions
A well inspection should address the physical well, the pumping and pressure equipment, and water quality. A general home inspection or basic lender test may cover only part of that scope. Confirm who is responsible for each evaluation before the inspection period expires.

Order independent water testing

Bacteria and nitrate are common baseline concerns, while geology and land use may justify tests for arsenic, radon, pesticides, fuel-related compounds, or other local contaminants. Follow the laboratory's sampling instructions and allow time for results.

Read the construction record before the equipment labels
A drilling log or well report may identify the installation date, total depth, casing, screened or open interval, geology, static water level, and initial yield. Records vary by state and age, and some older wells have incomplete documentation. Still, the search can reveal whether the visible casing is the well serving the house and whether later pump work changed the original configuration.
Compare the report with the property survey and observed location. A well in a pit, below grade, close to potential contamination sources, or inaccessible for service may require corrective work even when water is currently available.
Make the flow test interpretable
Ask how long the test runs, where flow is measured, how pressure changes, whether treatment equipment is bypassed, and what happens to the discharged water. A brief faucet reading can show plumbing flow but may say little about well recovery. A sustained test provides more information, yet it still represents conditions on one day.
Discharge water should not flood the septic system, erode soil around the well, or return quickly to the aquifer through poor drainage. Tell the inspector about irrigation, large tubs, livestock, or other peak demands that ordinary household testing may not represent.
Evaluate treatment as equipment, not decoration
